Mistake 1: Not Understanding How Your Vanuatu Land Investment Works


This is the most common mistake and the most important to get right before anything else.

Many overseas buyers arrive assuming that land in Vanuatu works the same as freehold property in Australia, New Zealand, or their home country. It does not. Under the Vanuatu Constitution, all land belongs to the indigenous customary owners. No one, local or foreign, owns land outright in the freehold sense.


What you purchase is a registered lease, typically 50 to 75 years, which gives you full legal rights to use, develop, sell, and pass on the land. This system is well-established, legally robust, and thousands of international buyers have used it successfully.


The mistake is not understanding this before you start. Buyers who do not understand the lease structure sometimes panic mid-process, delay unnecessarily, or worse, walk away from a genuinely excellent investment because it feels unfamiliar.

Mistake 2: Skipping the Title Search


This one surprises people. Some buyers get so excited about a property, especially a beautiful beachfront lot, that they want to move straight to paying a deposit without first verifying the title is clean.


In Vanuatu, a title search conducted by a qualified local lawyer at the Lands Department confirms:


  • The lease title is valid and registered

  • There are no existing encumbrances or mortgages on the title

  • Custom ownership status is clear and undisputed

  • The lease conditions and permitted use are what the seller claims


Skipping this step, even temporarily, is a serious risk. A title issue discovered after you have paid a deposit is a much harder and more expensive problem to solve than one identified beforehand.

Buying land overseas without local legal representation is one of the most expensive mistakes a buyer can make. Some buyers try to manage the process themselves to save on legal fees. The legal fees they save are almost always dwarfed by the problems they create.


A qualified Vanuatu lawyer will:


  • Conduct the title search at the Lands Department

  • Review and negotiate the lease agreement on your behalf

  • Handle VIPA approval if required for foreign investors

  • Calculate and manage stamp duty and registration fee payments

  • Ensure the lease is correctly registered in your name

Mistake 4 — Buying Without Visiting or Doing a Virtual Tour


Buying land purely from photos and descriptions without any direct inspection, physical or virtual, is a mistake we strongly advise against.


Photos can look beautiful without telling you important things: What is the access road like? Are the boundaries clearly marked? What is being developed on adjacent lots? Is there noise from a nearby road or commercial area? What does the land actually feel like to stand on?


For buyers based in Australia or New Zealand, Vanuatu is a short flight away, just a few hours from major cities. Mistake 5: Underestimating the Total Cost of Purchase


The listed price of a lot is not your total cost. Buyers who budget only for the land price are often caught off guard when additional costs arrive at settlement.


When purchasing a lot through Coastal Property Group, budget for the following on top of the land price:


  • Stamp duty: approximately 5% of the purchase price

  • Legal fees: approximately VT 150,000–300,000

  • VIPA approval (if you are a foreign investor and it is required): VT 50,000–100,000

  • Lease registration fees: VT 20,000–40,000

  • Annual ground rent: payable each year to the custom landowner varies by lot

  • Development costs: if you plan to build, budget separately for construction, permits, and services connection


As a simple example, on our Lot 5 priced at 20,500,000 VT, a buyer should budget approximately 22,000,000–22,500,000 VT all-in to comfortably complete the purchase, including all fees.

Mistake 6: Ignoring Zoning and Permitted Use


Every lot in Vanuatu has a zoning classification that determines what you can and cannot build on it. Buyers sometimes fall in love with a lot and purchase it before checking whether their intended development is actually permitted under the zoning rules.


For example, Lot 5 in our listings is zoned Residential, which means it is suited to dwellings and rental accommodation, but a large-scale commercial hotel development would require a different zoning or approval process.


Before you buy, be clear on:


  • What is the current zoning of this lot?

  • Does my intended use, villa, resort, or commercial business, fit within that zoning?

  • If not, what is the process and realistic timeline to apply for a zoning change?

Mistake 7: Letting Emotion Rush the Decision


Vanuatu is genuinely one of the most beautiful places on earth. Buyers often visit Port Vila for the first time, fall completely in love with the islands, the pristine beaches, the lush rainforests, the coral reefs, the warm local culture, and make rushed decisions driven by emotion rather than research.

Mistake 8: Not Considering the Tourism Opportunity
